About

After Cambridge University I taught geography and economics for 6 years before joining Bidwells as a graduate trainee at 29 in 1987, retraining over the next 2-3 years to qualify as a chartered surveyor in 1990.

After School I had four years playing professional cricket at Northamptonshire in the summer and in the winter I played rugby for Bedford, England B and England against Japan and Fiji in 1979 I was also part of the 1980 Grand Slam winning squad of 1980 before retiring in 1987.

Experience & Expertise

Over the past 35 years I have worked mainly in the commercial sector (offices and laboratories, industrial and distribution and retail) mostly in East Anglia, the East Midlands and the South East of England but for specific clients I worked on major projects across the whole of England and Wales.

I have also worked on portfolios and projects in the food and poultry sectors that straddled the wider rural and residential sectors which necessitated developing knowledge and experience in a broad range of sectors and activities.

In addition I have acted for owner occupiers, investors and developers ranging from major food processors, local authorities, private investors, Oxbridge colleges, education establishments and family farming businesses.

On behalf of the London Borough of Hammersmith and Fulham

Advised the client on the viability of a long lease being granted to an education charity to develop a major education hub to include the redevelopment of an existing primary school and playground into a development with a new primary school, day nursery, adult day centre, 140 residential units for the private market and social housing and 90,000 sq ft of multi-storey offices to house the charity and other education and charity based users. Worked in a team to advise on the viability and structure of the scheme.

Valuation and residential appraisal advice

On behalf of Thanet District Council, provided valuation and residential appraisal advice as part of a larger CPO team acquiring the Amusement Park for a continuation of the existing use. Negotiated with the claimant’s representatives who were promoting an alternative high density residential scheme to include in excess of 250 flats and minor retail uses. Advised client on potential valuation scenarios and ranges, produced a series of appraisals on different assumptions, attended the Inquiry and gave evidence, worked with team (to include Leisure, Town Planning, Heritage and Economic Development specialists) to negotiate a settlement down from circa £17m to under £4.0m on behalf of the client.

Comprehensive Regeneration for South Northants District Council (SDC).

SDC instigated a Compulsory Purchase Order to regenerate the part of the town centre to residential, retail and employment uses from degraded back land. Provided SNC with series of valuations and appraisals and cashflows, Negotiated 20 plus freehold acquisitions pre Public Inquiry, gave evidence to Inspector at the Public Inquiry (no objections from landowners) completed land acquisitions with remaining claimants post Inquiry and resolved ,by negotiation , a range of issues arising including rights of light, air handling/extraction plant and equipment, access, parking, bin storage etc with tenants. Scheme now completed.

Major portfolio valuations for Oxford colleges

Major portfolio valuations for Oxford colleges and major food processors for accounts and leading to corporate business sales. Lead partner and valuer for a team of valuers working on major portfolios ranging in value from £15m-£100m for accounts and secured lending purposes. Some of these valuations have subsequently been used as the basis for determining the price paid for the company disposals.

Acted for a range of landowners (family farms, educational establishments and sports clubs) in Trustee, Director and Executor roles often working in multi disciplinary teams managing financial and property related assets. agreeing strategies and setting and monitoring delivery of targets. Includes providing strategic advice on property and asset management, acquisitions, disposals, annual and probate valuations, pre-planned maintenance, tenant liaison, rent reviews and lease renewals.
